Contact Us Press Room. The All-Black towns of Oklahoma represent a unique chapter in American history. Nowhere else, neither in the Deep South nor in the Far West, did so many African American men and women come together to create, occupy, and govern their own communities. From to African Americans created more than fifty identifiable towns and settlements, some of short duration and some still existing at the beginning of the twenty-first century.

All-Black towns grew in Indian Territory after the Civil War when the former slaves of the Five Tribes settled together for mutual protection and economic security. When the United States government forced American Indians to accept individual land allotments, most Indian "freedmen" chose land next to other African Americans. They created cohesive, prosperous farming communities that could support businesses, schools, and churches, eventually forming towns. Entrepreneurs in these communities started every imaginable kind of business, including newspapers, and advertised throughout the South for settlers.

Many African Americans migrated to Oklahoma, considering it a kind of "promised land. To further his cause, McCabe established the Langston City Herald and circulated it, often by means of traveling agents, throughout the South.

McCabe hoped that his tactics would create an African American political power block in Oklahoma Territory. Other African American leaders had a vision of an All-Black state. Although this dream was never realized, many All-Black communities sprouted and flourished in the rich topsoil of the new territory and, after , the new state.

In those towns African Americans lived free from the prejudices and brutality found in other racially mixed communities of the Midwest and the South. African Americans in Oklahoma and Indian Territories would create their own communities for many reasons. Escape from discrimination and abuse would be a driving factor. All-Black settlements offered the advantage of being able to depend on neighbors for financial assistance and of having open markets for crops.

Arthur Tolson, a pioneering historian of blacks in Oklahoma, asserts that many African Americans turned to "ideologies of economic advancement, self-help, and racial solidarity.

The largest and most renowned of these was Boley. Booker T. Washington, nationally prominent African American educator, visited Boley twice and even submitted a positive article on the town to Outlook Magazine in The passage of many Jim Crow laws by the Oklahoma Legislature immediately after statehood caused some African Americans to become disillusioned with the infant state. During this time Canada promoted settlement and, although the campaign focused on whites, a large contingent of African Americans relocated to that nation's western plains, forming colonies at Amber Valley, Alberta, and Maidstone, Saskatchewan.

Another exodus from Oklahoma occurred with the "Back to Africa" movements of the early twentieth century. A large group of Oklahomans joined the ill-fated Chief Sam expedition to Africa. A number of other African Americans migrated to colonies in Mexico. White distrust also limited the growth of these All-Black towns. As early as whites in Okfuskee County attempted to block further immigration and to force African Americans into mixed but racially segregated communities incapable of self-support.

Several of these white farmers signed oaths pledging to "never rent, lease, or sell land in Okfuskee County to any person of Negro blood, or agent of theirs; unless the land be located more than one mile from a white or Indian resident. Events of the s and s spelled the end for most black communities. The All-Black towns in Oklahoma were, for the most part, small agricultural centers that gave nearby African American farmers a market. Prosperity generally depended on cotton and other crops.

The Great Depression devastated these towns, forcing residents to go west and north in search of jobs. These flights from Oklahoma caused a huge population decrease in black towns. As people left, the tax base withered, putting the towns in financial jeopardy.

In the s many railroads failed, isolating small towns in Oklahoma from regional and national markets. As a result, many of the black towns could not survive. During lean years whites would not extend credit to African Americans, creating an almost impossible situation for black farmers and businessmen to overcome. Even one of the most successful towns, Boley, declared bankruptcy in Today, only thirteen historical All-Black towns still survive, but their legacy of economic and political freedom is well remembered.

Each year I take the family from our home in Atlanta, Georgia across to the beaches of North Carolina. Usually we will grab a vacation rental from the excellent Elan Vacations who have a wide collection of stunning properties where you can stay and enjoy the very best of the Atlantic coast.

I have been going to North Carolina each year now for the last 10 and there is still so much more that I would like to discover. With that being said, I believe that I am well travelled enough in this region of North Carolina to offer advice to anyone who plans on going there as to which are the best beach spots across the coast.

If you are planning on a trip to North Carolina, here are my three recommendations for which beach spots you should go to.

Pine Knoll Shores. This beautiful setting is not too far from the popular and lively Atlantic Beach and for those who are looking for something a little more family-orientated, Pine Knolls Shores is the place to go. The beaches feature vast open areas of sand and windswept dunes set amongst the backdrop of the crashing waves of the Atlantic Ocean. Behind the beaches you will find plenty to do from the Aquarium to the fascinating salt marsh behind it.

The Outerbanks are that part of North Carolina that you will see jutting out into the Atlantic and acting as a barrier between ocean and mainland. When you get down there, everything else in the world feels insignificant, here you will find tranquility between the dunes and the beaches themselves rarely get busy which make sit perfect for a family vacation. Ocracoke Island.

Here on this island just a 30 minute ferry ride away from the mainland you will find one of the most iconic lighthouses in North Carolina. The islands itself is actually considered to be the oldest on the shores of the state and after you have seen this impressive old lighthouse you can take a break on some of the finest beaches which North Carolina has to offer.

There is not much else to to see or do on the island but that is not necessarily a bad thing. To best enjoy Ocracoke, pack up some supplies and head out on the ferry for a day of dong absolutely nothing, perfect. Tags: holidays , travel , USA. Previous Post. Next Post. What to Do in Australia?

There is no possible way this money will make it to renters in time, especially since landlords in Marion county do not actually have to go through the eviction process.

There is a special small claims court just for landlords where the judge does nothing but order possession of the property to the landlord.

The entire process takes less than a month from filing to a the removal of a tenant by sheriff. Also, although the federal money being given to states for rental assistance is supposed to cover up to 12 months back rent, Marion county is only granting a maximum of 3 months to applicants.

Ostensibly, they will allow applicants to apply again at some point in order to ask for another 3 months rent, and so on. All over the state, even those few who have been notified of approval are reporting that they are being told that they can only get one or two months. Very vindictive, rowdy, noisy neighbors, constant partying all hours of the night, and nothing can be done thanks to the moratorium.

Living as a live-in caregiver for my elderly mother, I hate that she has had to endure these aweful neighbors for a year. Even pounding on our walls and door outside after yet another complaint is sent to management. Police called several times. My mother is elderly, disabled, and has no where else to live, and has lived in her unit for almost 15 years. The eviction moratorium should end on July 31, and the troublemakers will be evicted. I am in s similar circumstance. My upstairs neighbors moved in in November in the middle of the pandemic obviously proving the ability to pay rent and have been noisy beyond belief on a constant, all day long, daily basis.

The complex served them numerous letters of violation and then stopped addressing it, citing the eviction moratorium. What are MY rights as a rent-paying tenant? The only peace and quiet I get is when no one is home up there.

These people are rude and completely inconsiderate of the fact that people live below them. My daughter currently resides in NYC, and has had enough of the unpredictability of continued employment because of the Pandemic. She would like to return to the West coast to seek employment and I have offered her the use of my Mother-in-Law apt, free of charge, while she explores options.

Can I legally evict her during the Moratorium so my daughter can move in? The eviction moratorium should end on July 31, so you can start the eviction process for unpaid rent on August 1. I have read that lease violations and illegal activity are enough to evict tenants. But management keep making excuses the last year and refuse to do anything.

Whom should I contact about filing a suit, and getting these trouble neighbors out? You can file in your local rent court for eviction, for lease violations other than nonpayment of rent. Just make sure you have good documentation about the lease agreement violations.

I work for a property management company and we cannot find any information on if we are allowed to charge late fees for this month August. My tenants have not paid any rent since January 31, They run up the utilities causing triple costs.

They sublease and collect rent from their tenants. But refuse to pay me. They steal things from the pretty that were left for their use or until I could get them. I first began to evict them in February of , for breaking most of the lease and attempting welfare fraud.

I pay more to support them than I do fir my household. They declared a hardship, but in NY State, one is not required to provide proof of said hardship. They never stopped working. Refuse to even apply for ERAP. I want out of this. They refuse me to inspect the home.

They created malfunctions attempting to have the home deemed uninhabitable. Continuously harass me through the sheriffs office fir unfounded claims.

And they just get to do all of this, with no repercussions. Mean while I am broke. We only rented the house temporarily. Lease was up May 31, Most landlords in the area have sold their homes, making it difficult for honest renters to find a place to live. I pray, if the NY moratorium gets extended yet again, they will require proof of hardship.

Currently, one checks a box and signs their name. One could stub a toe and it would be a Covid hardship. I need help. This is gone on for too long.

My boyfriend owns a home in California that he has had renters in since They are on a month to month term and we currently rent out of state. Our landlord is selling his house and we are being asked to vacate. My question is this, Can we serve them with a 60 day notice to vacate so we can take the residence back to be our primary residence?

Hi Sally, when the end of their lease term is approaching, you can send a non-renewal notice so they move out at the end of the lease term. My son is a landlord. One of his tenants has not paid rent in nearly a year. My son has asked me to help him with an eviction. So my question is can I use the procedure that was in existence in CA pre-moratorium?

Evicted renters must move, which leads to multiple outcomes that increase the risk of COVID spread. Specifically, many evicted renters move into close quarters in shared housing or other congregate settings. These moves may require crossing state borders. Landlord does not want to renew my lease for a third year. I appealed for additional funds under Unite CT. Landlord is impatient. CT lawyer legal aid said keep interviewing while waiting for Unite CT, continue to pay landlord when i can, write a check in full.

Lease becomes month to month. Landlord cannot lockout or I should call the cops. My tenant does not pay rent and does not pay off the Security Deposit balance on the second month after she moved in. She claimed she got Covid and no income for 2 weeks. She promised she will pay back when she got a check. But up to now, she got money but does not pay back to me. I filed an eviction Texas.

Then she applied rent assistance, I contacted Fort Bend county rent assistance, a lady told me, the processing will take 8 weeks for 1 case, and my tenant applied only for 10 days. There will be a long long wait for review and for approve or not. TX Ordinance Violation. Havent reported it yet to city, waiting for repair period to expire. We were asleep. We had verbal month-to-month for 8 months straight now. No problems.

Also landlord reduced my rent 2 months back for no reason, and raised everybody elses, recorded on my phone that is discrimination against all the other residents we all have the same Apt.

Asked LL why rent increase he says matches current market value.. But he reduced mine, I think this is a ploy for court somehow. Landlord said RV in backyard is city violation and I have to move, was there 2 years, city came out NO citations in 2 years.

I ask for physical Citation from LL. From out of the blue, I get a 30 day to move. No major problems. We think the waterheater that was reported 3rd time scared landlord, hes been sued before successfully for same issues, multiple ordinance violations, even lost property. We think 30 day is retaliation for waterheater, 3rd time rigged, gas lines leak, now water is flooding on floor. Best to move out in 30 days and file suit? Or best to stay, pay full rent and sue? Powered by CITE. Etiologic factors include active loss through vomiting, diarrhea, gastric suctioning, drainage through operative wounds and tubes, burns, fistulas, hypermetabolic states, and drug-induced diuresis. Insufficient intake of water can be caused by nausea, immobility with inaccessibility of water, and lack of knowledge about the necessity of adequate fluid intake.

Patient Care. Assessment of the patient's hydration status includes monitoring lab data for such signs as increased packed red blood cell volume, increased plasma protein level, elevated specific gravity of urine, and increased blood urea nitrogen BUN out of proportion to a change in serum creatinine. In the absence of other problems, the serum sodium should remain within normal limits. Recording daily weight gives information about the amount of water gained or lost each day.

If there is a fluid volume deficit, intake and output measurements can give evidence of fluid imbalance. The urine appears concentrated and is usually well below the criterion of 50 ml of output per hour. Other objective assessment data include hypotension and a decrease in venous filling and in pulse volume and pressure.

The mucous membranes are dry, as is the skin, which loses its turgor. The patient may complain of thirst and the body temperature may be elevated. Patients at risk for profound and potentially fatal fluid volume deficit, as in severe burns, should be assessed frequently for mental acuity status and orientation to person, place, and time.

Measures to improve hydration status should take into account the patient's ability to drink and retain fluids by mouth, preferences for certain fluids, and whether hot or cold drinks are preferred. The goal of oral fluid intake should be about ml per day. Explanations about the importance of an adequate fluid intake and assuring the availability of fresh water and fluids attractive to the patient can help reach the desired goal.

Intravenous administration of fluids, especially isotonic saline, may be necessary if oral replacement is not possible. In severe and intractable fluid volume deficit a central venous catheter may be used to evaluate the extent of fluid loss and to guide replacement therapy. Factors contributing to this include 1 arterial dilatation, as occurs in the inflammatory process; 2 reduced oncotic pressure, as in hypoproteinuria particularly a deficit of albumin, which is responsible for 80 per cent of oncotic pressure , lymphatic obstruction, and increased capillary permeability, which allows water to escape into the tissues and produce swelling; 3 renal retention of sodium and consequently of water, as seen in renal failure ; 4 inadequate circulation of blood through the general circulation, as in congestive heart failure , or through the portal circulation, as in liver failure; and 5 overproduction or administration of adrenocortical hormones.
